Nevada City Cohousing
- Nevada City Cohousing plans to build a small residential neighborhood
designed by its future homeowners to encourage a strong sense of
community. In short, a modern version of an old-fashioned
neighborhood.
- Nevada City Cohousing will be located on 11 acres at West Broad
Street and Chief Kelly Drive in Nevada City, and will include 34
attached single-family homes of various sizes, all clustered around a
common house, swimming pool, community vegetable gardens and plenty of
open spaces. The project also includes seven additional lots intended
for single-family homes, each with a small secondary unit.
- The people in Nevada City Cohousing (affectionately called
"cohousers") are mostly Nevada County residents-single, married, with
children and without, toddlers to seniors, working families and
retirees.
- Cohousers want to live in a multi-generational child-friendly
environment within easy walking distance of town. Cohousers value
energy and resource efficient design, good architecture, and natural
beauty. Cohousers have no common political or religious orientation.
- Nevada City Cohousing will be designed to complement Nevada City's
Victorian and Mother Lode architecture, and complement the attractive
entrance to Nevada City.
- Cohousing offers Nevada City an innovative design solution that meets
many goals of the General Plan such as moderately priced homes, family
oriented housing, pedestrian orientation, contextual architecture,
secondary units, and preservation of natural space on an historic
site.
Sensitively designed for Nevada City
- The village-like clustering of homes and common areas, with
parking at the periphery, will leave 60% of the land- six
acres-undeveloped.
- Houses along the street will complement Nevada City's historic
architecture and modest size.
- The 48 new houses-well below the zoning allowance of 82
houses-will be sensitively located in order to preserve most of the
historical terrain and big trees.
Homes for working people and retirees
- Provides 34 moderately priced cohousing homes with 4 different
home sizes ranging from 2 bedroom flats to 4 bedroom townhouses.
- Provides a number of accessible houses for people with disabilities.
- Helps Nevada City meet its moderate and affordable housing goals.
Minimizes Traffic
- Cohousers are frequent carpoolers, and cohousing neighborhoods
create 25% fewer car-trips than typical residential developments.
- This is a pedestrian-oriented neighborhood. Cars are parked away
from the houses, and many cohousers will walk, not drive, to downtown.
